MAINTENANCE
XT Fire Protetion LLP undertakes non-comprehensive annual maintenance contract for fixed fire fighting system. We are the licensed agency to test, check and maintain system and issue Form B
IMPORTANT POINTS
DESCRIPTION:
- Property Management must Ensure Safe Operational Conditions of the Equipment
- Training of Exiting/New Staff Members is Mandatory
- Issue AMC with At least 4 Yearly Visits
OPERATION OF FIRE PROTECTION SYSTEM
DESCRIPTION:
- Keep the Control Panel in Auto Mode at ALL TIMES with Electric and DG Supply.
- DO NOT Obstruct the firefighting and fire alarm equipment.
- In Case of Any Abnormal Noise from pumps, call agency.
QUARTERLY MAINTENANCE OF FIRE FIGHTING EQUIPMENT
DESCRIPTION:
- Inspect all equipment, not missing and broken parts.
- Run all pumps one by one for 3 min each with hydrant open at the ground.
- Test the Fire Alarm System.
- Inspect Sprinkler, operate a drain valve to check the water.
- Test pumps on Generator.
- Test randomly hose reel and hydrant on any floor.
SCOPE OF WORK
FIRE FIGHTING SYSTEM INCLUDING FIRE HYDRANT , FIRE ALARM and FIRE EXTINGUISHERS
As a minimum following activities will be carried out in each visit of AMC by Vendor (M/s XT Fire Protection LLP).
HYDRANT VALVES
DESCRIPTION:
All the Hydrant valves will be oiled and checked for easy rotation of the wheel and easy operation of the lungs also and blanks cap will be removed and the condition of washers will be checked. If any of the same found damage will be have to replace at the time only. Later the same will be cleaned and checked for dust and water closing.
HOSE REEL DRUMS
DESCRIPTION:
In case of the Hose Reel Drums, all the Drums will be oiled and checked for smooth rotation. The gate valves of drum will be checked also and oiling also .The House installed in the Hose Reel Drum will be fully stretched and cleaned up with dry cloth and later the same will be checked for any external damages. The nozzle of the hose will also be checked for easy operation before the hose is rolled back in the drum.
GATE VALVES, BUTTER FLY, VALVES, NON RETURN VALVES AS APPLICABLE
DESCRIPTION:
All Externally Installed valves will be oiled and checked for easy operation.
FIRE ALARM SYSTEAM
DESCRIPTION:
All Manual Call point, Hooter & Fire Alarm Panel to be checked for easy operation & tested for conformity.
PUMPS
DESCRIPTION:
The Booster pumps, Jockey pump and Main Pumps Diesel Pumps will be Operated and tested and checked for proper function and working. Wherever there are leakages from the glands of the pumps of the gate valves, new gland packing will be fitted and the leakages will stopped. The bearings and the shafts will be greased and oiled on regular basis for the smooth running of the pumps and motors.
You will put to operation the Hydrant valves and the Hose Reel drums on the floor. By pumping in the water and checking the pressure and throw during the operation. This will be done at all floors once in each quarterly service. This will ensure that the system is in proper working condition during all the times.
TRAINING
DESCRIPTION:
The training will be given by M/s Cease fire Fire officer to society residents in each quarterly visit. Like Security guard and housekeeping staff and all society member etc.
PAPER WORKS AND REPORT
DESCRIPTION:
Report will be submitted to keep society updated of the working status of fire network after each monthly and quarterly service.
